Where you stand today

A 180-acre vision.A site that shows a sliver of it.

01

Four vendors, one address

GoHighLevel hosts the pages, Outhouse runs the site plan, YouTube holds the video, and none of them talk to each other.

02

Locked out of your own site

Changing a lot status or a photo means waiting on a vendor. Dale has lived this with the current site plan.

03

Clicks that go nowhere

Floor plans open on a third-party site with no way to capture the buyer who clicked.

04

Invisible to AI search

When a buyer asks ChatGPT or Google where to live in North Idaho, Old Mill is not part of the answer.

The opportunity: one site, under your control, that tells the whole story and turns interest into a name, a phone number and a price range.

OLD MILLOldtown, Idaho

WEBSITE REBUILD + AI SEARCH FOUNDATION · 03 / 16

The big idea

Buyers now ask AI where to live.Old Mill should be the answer.

Relocation searches have moved from ten blue links to a single conversational answer. The communities that get named are the ones with pages that answer the exact question, structured data behind them, and a clear next step.

01

Answer the real questions

Pages built around what buyers actually ask: cost of living, schools, river access, what a second home here costs.

02

Give the engines something to cite

Structured data, clean technical SEO and original content give Google, Gemini, ChatGPT, Claude and Perplexity a reason to quote you.

03

Capture the click

Every page ends in one clear step: see available homes, request a plan, book a visit.

OLD MILLOldtown, Idaho

The strategy

Four moves.One build.

01

Rebuild and unify

One site replaces the GoHighLevel pages, the Outhouse site plan and the scattered assets. You get the logins.

02

AI search foundation

Competitor visibility audit, structured data, technical SEO and connected answer pages.

03

Interactive site plan you control

Lot status, plan details and photos updated by your team in minutes, no vendor.

04

Lead capture and a simple CRM

Plans and photos gated behind a short form. Every inquiry logged with its source and the property it came from.

Everything in this proposal is included in the $2,500 rebuild. Monthly management and ads are optional and come later.

OLD MILLOldtown, Idaho

The whole community

Not just lots.The whole vision.

Dale asked that the proposal cover the entire project, not only lead capture. Each piece of the master plan gets its own section and its own search footprint.

01

Master plan

180 acres, 1.5 miles of Pend Oreille River frontage, a walkable traditional neighborhood built on new urbanism principles.

02

Phase 1A homes

Six riverfront lots and a spec home, with infrastructure in for the next 20 units, presented on the interactive site plan.

03

The charter school

A K-12 charter school on the Hillsdale College curriculum with 500 students already signed up: the strongest reason a family relocates.

04

The riverfront hotel

The planned boutique hotel, positioned for the visitor who becomes a buyer.

05

The mill history

The historic lumber mill told as the origin story of the place, with the archive photos and video you already have.

AI search foundation

Found by Google.Cited by ChatGPT.

01

Competitor visibility audit

We ask ChatGPT, Claude, Perplexity, Google and Gemini the questions your buyers ask and record who gets named today.

02

Technical foundation

Server-rendered pages, structured data for the community, homes, school and hotel, fast load times, clean sitemaps.

03

Connected answer pages

Landing pages mapped to the audit’s gaps, linked to each other and to the homes.

04

Conversion rate optimization

Forms, gates and calls to action placed where the data says buyers act.

Lead capture and CRM

Every inquiry.One place.

01

Gated plans and photos

A name, email, phone and price range before the floor plan opens. That builds a private buyer database you own.

02

Built-in CRM

A simple backend showing every lead, where it came from and which property it asked about.

03

Routing that matches how you work

Leads reach Gina, Jessica and Deanne, with a weekly list for your coordination meeting.

04

Ads and retargeting ready

Meta pixel and Conversions API installed from day one so Ryan’s campaigns can retarget every visitor.

If you keep GoHighLevel for texting and email, leads can be pushed there too. You will not need it to run the website.

01

02

Training included

A recorded walkthrough and a live session for the team that will keep the site current.

03

Subscriptions you can cancel

The Outhouse site plan and GoHighLevel website hosting are replaced by the new build.

04

No lock-in

The site, the code and the lead database belong to Old Mill.
